When do I send you the file?
The moment the contract is fully executed. Forward it to [email protected] and we open the file the same business day — escrow opened, all parties introduced, and the full deadline timeline calendared. That forward is the last required action on your side.
Who communicates with my clients?
We introduce ourselves as your coordination team — your brand stays front and center. Clients get a real person for questions, weekly Friday updates in English or Spanish, and walk-throughs of what they're signing and why. You're cc'd on everything and bothered by nothing.
What systems do you work in?
We're CRMLS/Matrix natives and work inside whatever compliance platform your brokerage runs — SkySlope, Dotloop, zipForms/Lone Wolf, Glide, and Docusign among them. We adapt to your stack, not the other way around. Using something unusual? Ask — the answer is probably yes. CONFIRM before launch: list only platforms you actually support
What transaction types do you cover?
Residential resale, either side or both, is the core service. Leases, REO, probate, and new construction are quoted case by case — ask before you assume no. CONFIRM before launch: decide which of these you'll take at launch
What if my brokerage has an in-house TC?
Most brokerages allow outside coordinators as long as the compliance file lands complete and correct in their system — which is exactly what we deliver: a broker-compliant, audit-ready file at close. If your broker has questions, we're happy to get on the phone with them directly.
How fast do you respond?
New files and messages are acknowledged the same business day. During an active escrow, deadline-critical items don't wait for business hours — contingency day doesn't care that it's 6 PM, and neither do we.
What does it cost, and when do I pay?
$450 per side, $795 dual — flat, per file, paid at close of escrow. Deal falls out? You owe nothing; that's the entire cancellation policy. New agents get their first file at half rate, because the file is the pitch.
Who pays your fee — me or my client?
You do, or your brokerage does. Not your client. We invoice the agent or the brokerage directly, so our fee never appears as a line item charged to your buyer or seller at closing. That keeps your settlement statement clean, keeps us out of your client's transaction costs, and means there's nothing extra to explain at the signing table. You're connected to Mi Casa Bonita Realty. Is that a conflict?
Fair question, and we'd rather answer it up front. CoveredTC was built inside Mi Casa Bonita Realty, where we still serve as the in-house coordination team — that's where our process was proven across real California files. We operate as a separate company with separate books, and we coordinate for agents at other brokerages under the same terms.

What that means for you in practice: we handle administrative coordination only. We never negotiate, never advise on terms, never contact your clients about anything but paperwork and deadlines, and we have no interest in your listings, your leads, or your relationships. Your file information stays confined to your transaction. If your broker wants that in writing before you send a file, ask — we'll provide it.
Are you licensed? Do you negotiate?
We provide unlicensed administrative coordination only. We never negotiate, advise on contract terms, or practice real estate — and we never touch your client relationships. Your deals stay yours. Your file just closes on time.
How bilingual is "bilingual"?
Native. Client calls, weekly updates, and document walk-throughs happen in whichever language your client thinks in. Sus clientes reciben a una persona real que les explica qué están firmando y por qué — not a translated email template.
